MANILA — Around 50,000 housing units from more than 80 property developers are being offered to Filipino families at the two-day National Housing Expo in Pasay City, with government-subsidized loan interest rates as low as three percent and discounts of up to 30 percent on selected properties.
The Department of Human Settlements and Urban Development (DHSUD) and Pag-IBIG Fund opened the housing fair on Monday, October 19, at the SMX Convention Center Manila, bringing together major property developers and housing financing specialists to make homeownership more accessible and affordable.
The expo, organized as part of the 2026 National Shelter Month celebration, allows prospective homebuyers to compare housing prices, explore available properties and determine their borrowing capacity before committing to a purchase.
DHSUD Secretary Jose Ramon Aliling said the initiative aims to establish a credible and accessible housing program that earns the confidence of developers, financial institutions and Filipino homebuyers.
“Ako po ay naniniwala na hindi natin kailangan ng incredible na housing program… Ang kailangan natin ay isang credible na housing program na pagtitiwalaan ng ating mga stakeholders kasama ang mga developers at home buyers,” Aliling said. “Basta housing, good news.”
Among the major attractions are subsidized Pag-IBIG housing loan interest rates of three percent, 4.5 percent and 5.75 percent for qualified borrowers, depending on the applicable financing program and loan terms.
Promotional interest rates are also available for eligible housing loans of up to P10 million, while selected Pag-IBIG acquired properties are being offered at discounts of up to 30 percent.
Participating developers may also provide special prices and other promotional incentives, giving prospective homeowners additional opportunities to reduce their housing expenses.
The expo features house-and-lot packages, condominium units and ready-for-occupancy properties from some of the country’s leading real estate developers.
Among the participants are DMCI Homes, Rockwell Land Corp., Robinsons Land Corp., Megawide Construction Corp., Filinvest Land Inc., SM Development Corp., Megaworld and Federal Land.
Ayala Land’s housing brands, Amaia and Avida, are also participating.
Several developers have previously entered into separate memorandums of understanding with Pag-IBIG Fund to support the government’s housing initiatives, while Megaworld and Federal Land are expected to formalize similar partnerships.
Participating developers are showcasing properties that comply with applicable requirements under the Expanded Pambansang Pabahay para sa Pilipino (4PH) Program, which provides eligible Filipino families access to government-supported housing financing.
Pag-IBIG Fund Chief Executive Officer Marilene Acosta said the expo is intended not merely to promote property sales but also to help prospective borrowers make financially sound homeownership decisions.
“We want every member who visits the Expo to understand what they can afford, explore homes suited to their needs and budget, and take meaningful steps toward owning one,” Acosta said.
Under the one-stop-shop arrangement, Pag-IBIG personnel are available to assess prospective borrowers’ loan eligibility, determine their borrowing capacity and explain documentary requirements and financing options.
The arrangement allows buyers to establish whether a particular property is within their financial means before proceeding with a purchase.
Pag-IBIG Loyalty Card holders may also avail themselves of promotional packages from participating solar energy providers and home essentials retailers.
Aliling emphasized that expanding access to affordable housing is essential to improving the living conditions and long-term security of Filipino families.
“Ang pagkakaroon ng sariling tahanan isang mahalagang hakbang tungo sa mas may dignidad at panatag na pamumuhay. Sa pagkakaroon ng housing expo, mas inilalapit natin ang bawat pamilyang Pilipino sa oportunidad na ito,” Aliling said.
The expo forms part of the Marcos administration’s Expanded 4PH Program, which seeks to increase the availability of decent and affordable housing through partnerships between the government, private developers and financing institutions.
The housing fair is being held at Halls 2 to 4 of the SMX Convention Center Manila in Pasay City, with free admission for interested homebuyers.
This year’s National Shelter Month carries the theme “Tahanan. Pamayanan. Kinabukasan,” highlighting the government’s emphasis on homeownership, sustainable communities and improved living conditions for Filipino families./PN
